New construction homes in Collin County
New communities are opening across northern Collin County. Here’s what to know before you walk into a builder’s sales office, and how to compare what’s on offer.
Where new construction is concentrated
Newer communities are most common in the faster-growing parts of the county. Check each city’s guide and current market snapshot:
What buyers like, and what to weigh
- Modern layouts and finishes. You often choose or approve floor plans, colors and upgrades.
- Builder warranties. Ask exactly what is covered and for how long, and who handles service requests.
- Incentives. Rate buydowns, closing-cost credits and upgrade credits are common, but they’re often tied to specific terms.
- Trade-offs. Construction timelines can slip, landscaping and neighborhood amenities may still be developing, and some communities carry HOA dues and special district (MUD or PID) taxes.
Before you visit a builder
- The sales representative works for the builder. Having your own agent means someone on your side of the table when you compare options and negotiate.
- Register your agent on your first visit. Many builders require this before they will work with a buyer’s agent. Tell me before you tour, not after.
- Compare incentives to your own financing. A builder’s incentive may depend on using their preferred lender. Get a second quote and compare the total cost, not just the headline offer.
- Get an independent inspection. New does not always mean defect-free. An inspection at key stages, or before closing, is worth it.
- Read the contract and the community documents. Look closely at timelines, upgrade pricing, HOA rules and special district fees.
Creative ways to make the numbers work
Builders and sellers can sometimes help with the monthly payment. I wrote about several options, including 2-1 rate buydowns and seller-paid closing costs, in High rates? Time to get creative. Every strategy has its own risks, costs and requirements, so run the numbers for your situation first. My mortgage calculator is a good place to start.
