What the numbers say

Active listings are down 64.6% from last month, so there are fewer homes to choose from. Buyers may need to move faster on well-priced homes. The median list price can swing when the mix of homes on the market changes, such as more new construction or fewer luxury listings. It is not the same thing as home values or an appraisal.

Figures are for informational purposes only, come from third-party sources and are not guaranteed. They are not an appraisal or a valuation of any property. For an opinion on a specific home, request a free home value review.

Living and buying in Melissa

It has a small-town feel with new neighborhoods being added at the edges, and homes here have typically sat at lower price points than Frisco or Prosper. Because the market is small, a handful of listings can move the numbers noticeably from week to week. A change of a few listings can look like a large percentage.

Melissa ISD serves the city, and US-75 provides direct access to McKinney, Allen and Plano. Confirm school zoning, HOA dues and any special district taxes for the specific community.

Good to know

  • Small market: weekly percentage changes can swing on small numbers, so look at the trend over several weeks.
  • Many neighborhoods are newer, so compare builder inventory with resale homes.
  • School zoning, HOA dues and tax rates vary by address. I check them with you before you make an offer.
