Your home has been on the market for 60 days. Does that mean it’s time to cut the price?

Not necessarily. The number that matters more is how many showings you’re getting.

There’s a big difference between a home that’s been on the market for 60 days with 25 showings and one that’s had only three.

If buyers are consistently coming through the door, there’s clearly some interest. Maybe it’s a matter of patience, or maybe the feedback is telling us something needs to change.

But if you’re going weeks without a single showing? That’s a different conversation.

A price reduction shouldn’t be triggered by a date on the calendar. It should come when the market has given you enough feedback to show the current plan isn’t working.

Patience is part of selling a home. Ignoring what the market is telling you is not.
